NYC Low-Pressure Boiler FAQ

Which equipment requires the annual low-pressure inspection?

Low-pressure boilers in residential buildings with 6+ dwelling units or SROs, and all mixed-use/commercial buildings. In addition, H-stamp domestic hot-water heaters over 350,000 BTU require annual inspection and filing.

What is the inspection window and when is the filing due?

The inspection cycle is January 1 through December 31. After your inspection, the report must be filed in DOB NOW: Safety within 14 calendar days.

Are 1–2 family homes required to file?

Generally, one- and two-family homes (Group R-3) are exempt from the NYC annual low-pressure boiler inspection filing requirement.

What happens if defects are found?

Defects are listed in the annual report. We complete the necessary corrections and submit the required follow-up filings in DOB NOW: Safety to close them out by the due date shown in the system.

What documents will I receive from you?

You’ll receive the inspection report, DOB NOW: Safety filing receipt/record number, any defect list, and (if applicable) subsequent submission receipts showing status updates.

How do I confirm my device’s status with DOB?

We verify the status directly in DOB NOW: Safety and can provide screenshots/record numbers. You can also review your property records in your DOB NOW account.

We have multiple boilers — is it one filing or several?

Each device is filed individually in DOB NOW: Safety. We batch the work so you get a clean package of receipts and reports per device.

What do you need to schedule?

Building address, contact for access, number of devices (and whether any are H-stamp DHW >350k BTU), and your preferred dates. We’ll handle the rest.
